Where they stand

Every candidate in this race is shown against the same 16 issues, in the same order, whether or not we’ve found something for each one. Why we do it this way.

Housing

Will I be able to afford to live here?

Tedjo proposes a city housing corporation and tripling missing-middle supply by 2037.

  • Create a Mississauga Housing Corporation to identify underused municipal and private properties and partner with builders/non-profits so affordable housing is a requirement of new builds.
  • Goal of tripling the supply of family-oriented missing-middle housing by 2037; expand the Gentle Density Housing Incentive Program to sixplexes; upzone all main roads to allow 6 storeys as-of-right (mixed-use/residential).
  • Make housing approvals among the fastest in the GTA by resourcing planning staff with expertise and technology.
  • Replace the lodging-house licensing system with a Safe Occupancy Certificate based on actual safety standards plus a publicly searchable Safe Occupancy Registry, closing a legal gap for renters reporting unsafe conditions.

Taxes & spending

What happens to my tax bill, and where does the money go?

This candidate has spoken about this issue more than once. Each statement is shown with its own source.

Tedjo would freeze the city share of property taxes for two years and credit underspending back to taxpayers.

  • Freeze the City of Mississauga's share of residential property tax for two years.
  • Raise the low-income senior property-tax rebate from $571 to ~$700 (inflation catch-up), renew automatically; after the freeze, qualifying seniors (65+, one home, 20+ years residence) never see another increase — future increases deferred and collected on sale/transfer.
  • Year-one pause on property-tax interest (up to 3 months); when City Hall underspends, savings return as a credit on the next residential tax bill.
  • Review/raise the ActiveAssist benefit ($275, unchanged in 10 years); free drop-in swim or skate for kids 12 and under; expand full-day 'Play in the Park' with ~50 student summer jobs; one account showing what residents qualify for; a Seniors' Passport for programs/discounts.
“Alvin will freeze the City of Mississauga's share of your residential property-tax bill. For two years, that portion of the bill won't go up.”

Tedjo would add a 3% vacant homes tax like Toronto and Vancouver, projecting roughly $20M in city revenue.

  • Would impose a vacant-home tax at 3% of property value, matching Toronto and Vancouver.
  • Framed as revenue to help fund the affordability plan; the campaign projects roughly $20 million.
  • Rationale: empty homes sit unused while families can't find a place to live during a housing crisis.
  • PRE-WINDOW CAVEAT: document undated and figure predates the Oct 20 roundtable; missed by the Oct 17 baseline pass. Include only if Andreas accepts it as a verified earlier miss.
“A vacant-home tax at 3% of property value, just like Toronto and Vancouver. Empty houses cost more to sit on. The City could generate roughly $20 million with this tax.”

Emergency services

When I call for help, will it come fast enough?

Tedjo's safety plan focuses on resourcing police and modernizing crime-fighting.

  • Cites rising car thefts, home invasions, violent crime and dangerous driving, and higher insurance costs for residents.
  • Plan: give police the resources they need, modernize how crime is fought, prevent crime before it happens, make every neighbourhood safer.
  • Bring action and accountability on crime to the Region of Peel.

“Residents shouldn't have to accept rising crime as the status quo.”
